Forester Properties, Inc., along with its affiliates, Forester Investments, LLC and Forester Real Estate Fund I, LLC were formed in 2002 as an opportunistic real estate investment, finance and management group with the goal of maximizing returns from real estate with minimal risk to capital. Forester Real Estate Fund II, LLC was organized in 2007 with the same goals. Collectively these companies are referred to as “FPI and its Affiliates”. FPI and its Affiliates seek to acquire and efficiently manage a diverse portfolio of stabilized and value oriented properties with strong tenant profiles in desirable locations. The primary investment goal is to maximize cash on cash returns from operations in addition to enhancing value through capital appreciation. Investment and management decisions are made with a long-term approach.
The acquisition philosophy sets FPI and its Affiliates apart from many other real estate companies. In order to achieve rapid market share, some real estate companies adhere to narrow acquisition criteria based on product type and geographic region while compromising on economic fundamentals. FPI and its Affiliates are not limited by these criteria but are focused on the economics of a transaction first. FPI and its Affiliates believe that given the state of the economy and the real estate industry there are opportunities to make prudent real estate investments.
The ability to effectively manage a portfolio that is diversified by both geography and product type is a core strength of Forester Properties, Inc. This is accomplished through effective asset management and accounting. Strong local property management and leasing companies are keys to success. These local partners possess a depth of management and leasing personnel as well as relationships with qualified contractors and vendors and the local brokerage community. The corporate office handles all accounting functions for the properties, including but not limited to collecting the rents, paying the bills and producing financial information for our investors, lenders and local managers. This combination of strong local management and leasing teams, corporate accounting and hands on asset management creates a solution that best serves the property, its tenants and the overall investment.
